Hi all,
Getting an internal leak circled in pics started at bottom and then rose over time.

Happens when rains heavy, have just had windows done so know it isn’t that.

And started when we had other older windows in , hence why ruling that out.

My suspicion is it is the lack of mortar in between bricks on outside circled.( thinking mainly from the one at the bottom brick without mortar)

Is this what it is water getting in between brick at bottom and into internal wall?

And would just be a case of putting more mortar in gaps?

Or something else ..?

Any advice would be great

It could be rain penetrating through poor pointing. Or from damaged or inefficient gutters above, or from the covered bargeboard leaking.

Blup

I'd say the window needs to sit further back (towards the inside) in the brickwork.

the problem is most likely to be the internal plastering is touching the external brickwork

my guess is the vertical dpc is wrong or missing
