Hi, hope someone can help!!

Moved into our first home just over a year ago. When we purchased we had a full structural survey which highlighted that some work was required on the chimney. Including work to the render and possibly replacing the flashings.

Had a roofer out not long after purchasing the property and he repointed the chimney stack and replaced a broken ridge tile and installed new lead work.

Then I have noticed that in really bad weather water is appearing on the chimney breast in the attic. We have a chimney sweep grate and after looking in there can see that water appears to be coming in through the top. We live near to the sea and the weather can be very strong!

We would like to use the chimney in the future so don’t want to cap but are looking for a solution to stop the rain entry. There are some caps already on the pots but unsure if they are sufficient.

I have attached some photos to try and make more clear and to show the work that has been completed. Any help or advice would be appreciated as want to try and get this sorted! Thanks in advance!

is this flue ventilated top and bottom? (chimneys usually have at least two flues in them)

Please excuse my lack of knowledge. Ventilated top and bottom? There’s an open fire place in the lounge and another fire place that has been sealed in the bedroom above.

the sealed one should be opened up to allow airflow. An airbrick will be sufficient. Rake out any builders rubble you find when opening it.

This is the second fire place

If the last [original] image posted is of the inside of the flue??? then rain water is getting in somewhere, and there is a fair bit of water entering?7

All at first sight looks a load better than many, many images posted on this site.

An outside possibility?? a cracked pot?? we have had a load of rain recently?

Ken.
