Leaking Roof

Hi, hope someone can help!!

Moved into our first home just over a year ago. When we purchased we had a full structural survey which highlighted that some work was required on the chimney. Including work to the render and possibly replacing the flashings.

Had a roofer out not long after purchasing the property and he repointed the chimney stack and replaced a broken ridge tile and installed new lead work.

Then I have noticed that in really bad weather water is appearing on the chimney breast in the attic, and believe that it has started to damage the support that is holding up the roof beam. I have contacted the roofer and he has said that he needs to do some more work to the render of the chimney as there is a crack and he believes this is where the water is penetrating. He has also said that he will be able to fix the damage to the support using cement mixed with lime as its sandstone bricks.

I have attached some photos to try and make more clear and to show the work that has been completed. Any help or advice would be appreciated as want to try and get this sorted! Thanks in advance!

One other point is if anyone knows if that amount of water could be caused by condensation?

Thats a tidy job your roofers done there.
Going by his standard of work I would have faith in him to pinpoint the cause of ingress.
Sometimes with these type of things its a process of elimination.

Make sure the cowls are sealed to the pots, not just loose fitted.

The brick damage says its a long standing problem.

Re condensation, i would expect there is a degree of condensation occurring in your loft.
The underlay is non breathable 1F bitumen under tiling felt. likely hood of some condensation is high.
looks like the roof was re roofed some time in the past.

Tile here not sitting correctly. might be an idea to get him to give it a nudge. rain might blow in

Wow thanks for all your help. Has anyone had any issues with condensation before and does the amount of water look as though it could be from that?

It's a leak . Not condensation

Ok will chase him up about it tomorrow and point out the tile thanks.

On another note does anyone know what this is? There’s a metal cover that has broken off. At the moment it’s full of twigs that I keep clearing out. Think it maybe for the chimney and want to check before possibly using the fire!

Looks like a rodding access grate to me but I have never seen one that high before.
