leaking roof help

Hey i am new the whole home maintance so bear with me. i have recently bought a house which has a small porch with the dreaded flat roof (which noone told me about) i was wondering how much will this cost to get fixed? is it a simple job to do? i dont think it is insulated should it be? is it expensive to get a pitched roof done? would i need planning permission (some of my neighbours have it done).

Plus my stone shed has a flat roof too and of course it is leaking wouldnt mind but my boiler is directly below it the water was running down the flute i have temporaily fixed it but want to get it all repaired properly

depends what size it is and the covering you want.

depends what size it is........shouldnt think so for a porch though.

i dont think it is insulated should it be?

doesnt have to be, you can insulate when re roofing though.

im not asking you to do it im in northern ireland but was wondering how much it would cost to do that? i have someone coming out to look at it on friday just dont wanna pay more than i have too. would it be expensive for a piched roof? plus its not a proper brick structure it a wooden one
 
epdm is relatively inexpensive in comparison to other flat roofing systems, £300 at a guess for a firm to do it for you.

to put a pitched roof on a porch that size including facings soffits and gutters and any making good would be in the region of £1500 or more.
