Leaking wall during wind driven rain.

Hey,

After some advice.

I have a balcony which leaks into the room below during wind driven rain. I have used sealant on the flashing which has reduced it somewhat but not eliminated it.

It's 100% not the roof itself as the water can been seen dripping either side of the metal beam supporting the cavity wall.

Any ideas?

Is this the same problem you have two other previous threads about?

Storm dry might work if its water penetration.

Sorry yes i remember I had another 2 threads on this. I should of posted it there, apologies.

The reason for asking again is because I've had a quotation to install lead flashing above the rubber upstand (even though this rubber is chased into the wall) and to seal the wall with a masonry cream instead of retrofitting cavity trays.

I was wondering if this seems like a legitimate solution and if masonry cream is suitable for cavity walls with a living space underneath. I am worried it will effect moisture already in the wall etc.
