Leasing an industrial unit, interior fit out advice needed.

We run a dance school that is steadily growing and we need a bigger place to move to that will see us into the future. Have seen an industrial unit up for lease in a very good area nearby with plenty of parking (which is rare around here).

The size is about 4,000 sq ft, one large main area with high roof, and then other smaller rooms (w/c, kitchen, office, waiting area). The main room is the part that needs the bulk of work doing so for novices like us we want to try and work out a cost effective way of doing this, if there is such a thing!

This large area is bare bones at the moment, concrete floor, brick walls. The floor would need vinyl putting down to get us going with maybe sprung flooring in the future, that area is straightforward to cost up. The main bits we don't know about are:

How we'd divide the room in two? We'd want to create two studios in this area so a partition wall of some sort needed, ideally insulated noise wise from each other.

Heating. Lots of kids in this area dancing and there'll also be yoga classes, football academy etc so it needs to be warm. How to heat a large area like this without eye watering bills? Possible?

Lighting. There are basic lights in there (think it used to be a vehicle storage area), but will need improvement. I wondered what would work best?

Prepared to invest in this place a bit, but these main things above we need to cost up somehow, just don't know where to start!

Contact a local surveying firm. They will advise on options, the construction, how to meet any applicable building and safety regulations, and the impact of the work on the lease.

2. Heat pumps would probably be the best for long term use and give you cooling in summer, but at a higher capital cost (although there might be some eco grants available). Insulation is going to be the priority. Separate changing rooms probably need to be warmer than the dance studio where people are bouncing about.

3. Probably you'll be using a suspended grid/tile ceiling system, so LED modular tiles?

Not mentioned, but look at sheet vinyl mirrors as safer than glass, and the number of fire exits you need may need to be increased with more people / members of the public present.

Thanks great advice.

One idea to separate the large room was some kind of acoustic curtain or even a motorised wall that retracts up, but the latter although perfect solution sounds expensive! Ceiling hung acoustic panels would also work well that maybe also have lights in them if such a thing exists.
