Over the past two months we have had to refil the system weekly because of low presssure. Now it drains out within 5 minutes of refilling. Could this a boiler problem or do I have lift the floors to look for leaks as all the reads are fine with no leaks. I am now without hot water or heating

You will have a discharge pipe terminating outside from the pressure relief valve. Is this dripping? If not initially does this discharge when the boiler is running (place a container/bag over it), if so you'll need to get the PRV changed and the expansion vessell checked. If this is not it and you definately don't have a leak anywhere then you potentially have problems with your heat exchanger

problem solved, corroded drain valve under floor, thanks to neighbour who had a spare.
Now to jst dry out the under floors
