Main contractor or project manager

Hi, i'm just about to start an extension and refurbishment of the existing house. I had a builder who i had used before lined up but sadly he has died. I have approaced other main contractors but they are having trouble quoting becuase i don't yet have the building reg plans (architect is doing them imminently) but i realise that the way my old builder worked was effectively to project manage and i employed the subbies direct but they worked under his supervision as it were. I am wondering if this is a possible model i could replicate by using a project manager?
Could a project manager find subbies and generally organise the build and i would pay him an agreed fee?

And if it is how do i find a project manager?

when asked to build an extension, i automatically assume that it is my responsibility as the builder to see that all the trades are in place unless the customer has their own preferred contractors.

my contracted responsibilities are the foundations, shell, roof, plastering joinery, in other words a plastered out building ready for decoration. i will deal with spoil removal, existing refurbishment and knock-throughs, drainage etc, etc.

as part of the ongoing build i will introduce a plumber and an electrician to the customer, usually when the job is 'watertight', who will deal with this part of the build. they will liaise direct with the customer and be paid directly by the customer.

i will work along side these trades, making sure they have what they need in place, i.e. noggings for rad's or light pendants, vent ducts, or even a wall that may need plastering in order to fix a radiator prematurely.

this is how i do it anyway. ;)
 
Your not undertaking a major housing re-development & you don’t need a dedicated Project Manager; it would be an unnecessary expense on such a small project. As Noseall says, any decent builder should be perfectly capable & take responsibility for organising the necessary materials & trades as & when required; the trick is to pick the right (& competent) builder!
