Making a 4 bed into a 3 - bad idea?

Hi all

I have zero knowledge of this stuff so excuse me if it's a stupid question. We're looking at buying a house, but it's a 4 bed and we only need 3. 2 of them are box rooms separated by a wall which doesn't appear to be brick (plasterboard?)

I assume knocking the wall through to make them into one good sized room would devalue the house as it becomes a 3 bed. But then in future if we wanted to move, is it a big job to have someone build a wall back in to make it back into a 4?

Just wondering if this is a sensible idea.

Well if they did it in the first place, then it can be redone again whee you sell, but if you post a link to the property, it'll be easier to asses it . It's no devaluation if you'll redo the wall when you sell, more of a practical decision whilst you're there, but it does beg the question of whether you're choosing the right property in the first place, as you're paying more than you need to for a pokey 4 bed place, when all you need is 3 beds. I'd keep looking.
 
Was it a 3 bed in the first place? Can you check with the local authority/rating department?
 
Shouldn't be too hard, the worst part would probably be the decorating to match the rest of the room. Are there any radiators or electrics on that wall?
We did rent a house like that once and it was very strange that one bedroom was unduly long and had 2 doors into the hallway and 2 light switches. If it were done properly with all that sorted, the room would still have been an odd ratio.
But if you're putting back when you sell, just worry about what suits you best!
 
If it was a 3 bed originally then you might find the stud-work comes out to reveal a usable plastered wall/ceiling that just needs tidying up.
