Masonry Paint peeling off

We purchased a renovated property a few years ago and part of it is painted with what i believe is Sandtex masonry paint on top of a very sandy base.

Recently areas have started to bubble and peel off (image attached).

Anyone got any ideas whats causing this to happen and how to rectify?

GaryG2013, I am no expert re this, but it seems to be only due to ageing.My walls, which have not been painted for over 10 years, are showing the same 'symptons'. The only way is to scrape off all the loose paint, and then repaint.
Previously the house had been repainted by professionals, and any loose paint was scraped off, then everything repainted, including painting over the non- loose paint on the walls.
I have just come on DIYnot, to check re masonary paints.

hi entirelyuseless, thanks for the input but this was painted only 3 or 4 years ago. Is it 'normal' for this to happen in such a short space of time?

Is there any additional prep i need to do other than scraping/ smoothing the edges before painting, like some sort of sealant?
 
Gary, I cannot advise you any further. Hopefully others in here with more experience, and possibly professional expertise, will see your post and advise accordingly. I am a complete novice re painting.

Having searched in DIYnot this morning re masonry paint, I gather that there are sealants to use, prior to painting.

Last painted 3-4 yrs back - ? What about all the rain we had last year, that may have hastened the deterioration.

Was a stabilising Solution used prior to applying the Masonry Paint. ?

To be honest I have no idea.

Like I said earlier, the paint was put on what feels like a very sandy covering/render? which also easily comes off
 
Going by what you say, I would suggest a coat of stabilising solution over all the rendering, fill and make good, apply two coats masonry paint.
