About a year ago I discovered a white powdery mould growing all over the roof joists/ timbers in my loft. At that time, I thought that it was due to condensation from a shower extractor fan with ducting running through the loft. I located a section of deducting which wasn't joined correctly and steam was escaping into the loft. I solved the ducting problem, scrapped off the mould and sprayed Wickes wet/dry rot killer everyhere just in case! Now, 1 year later, the mould is coming back.

The roof is clay tiled, 70 years old and a few tiles have slipped. There dosn't appear to be any felt - just wooden boards running across the roof onto which I think the tiles have been fixed. Is it time to replace the roof? I can't see any water dripping into the loft but could it be seeping through? Would this cause the white mould that covers almost every part of the roof boards & joists?

My concern is that a roofer will recommend a new roof and a rot/ mould specialist would recommend spraying.

Any views/ comments please?

I would suggest getting a specialist in to have a look / identify the type of mould you have.

You may have a ventilation problem, is the roof well ventilated ?
