Moving Staircase

Our current stairs in our c1990 build house is in the normal position of being just inside the front door. There is a door to the left to a single room and a door to the right which takes you through a through lounge into the kitchen, conservatory, cloakroom etc.

We will soon be extending on the back (2 storey) and have worked out that a better way of configuring the house would be to move the stairs to the kitchen/diner area at the back of the house.

Main benefit for us is that where the old stairs were, would become a hallway through to the kitchen, stopping the need to go through the lounge. Also means we can give independent access to our 4th bedroom by constructing a floor and door where the old stairs were. Our other plan to achieve this involved moving the bathroom!

So- the question(s): Anyone think moving the stairs would be a bad idea in terms of impact on house value? overall would be an improvement, but perhaps some might find it odd not to have stairs by door. (To be honest, we're here for the long term, but don't want to make house unsaleable)

secondly- any regs to stop us doing this?

Not particularly clear what your existing and proposed layouts are.

The stairs must be separated from the lounge/kitchen (or any other habitable room) by a door so you will only be able to move the stairs if this can be achieved. This is to ensure anyone escaping down the stairs has a clear exit to an external door and they don't have to pass through a room at ground level.

Here are some very rough mods to our last plans which show current and proposed. Couldn't draw the stairs on very well but have indicated with an arrow. Sounds however that this would mean passing through a room at grd floor level which is not allowed.
How would a door at the bottom help? Is an escape ladder from window on the stairs acceptable?

Any other ideas?

On a two-storey house with an open-plan layout downstairs (which yours would be), the kitchen should be remote from the foot of the stairs. It seems your stair would finish in the kitchen area.

Because if a fire started in the kitchen then the smoke will prevent you from using the staircase. Its also impedes on the fire brigades efforts to rescue persons from the upper storey and extinguish a fire. Just having a window on its own is not a great escape route and will not be acceptable to BC. One can easily argue that you may leave the kitchen door open at night but that's your prerogative.

Which sounds quite a similar situation.

So, it sounds this would be acceptable IF there is an escape route from every first floor room? Is that right?

So, in those instances, as long as each room has it's own window, with 90° opening am I ok?
