Mystery patches

Hi all I purchased a Victorian end of terrace two years ago and I've had some problems with some small grease like stain patches on the chimney breast and and a damp patch on top corner of external wall the guttering is fine and I have had a builder who is a family friend look at the roof and he believe all the tiling was fine just wanted some basic ideas what the problem could be before I start getting roofers out to look at the problem?

Are there pipes above? The marks look that shape.

No pipes above and from what i can see in the attic there is almost like a material on the roof below the tiles i cant see any gaps in it, that top corner has guttering on the side where the curtain pole is and on the other wall it has nothing its just the gable end of the house x
