Hi

I live in a new build (been built about 6 years, we have lived here 3).

In the en-suite, the tape has blown and we have some paint cracks in the walls.

I have been told this is because the walls/ceiling were not plastered.

So, I am getting some quotes to:
-Plaster all walls and ceiling and
-Paint all walls and ceiling
(including all materials and labour).

Would appreciate anyone in the know about what sort of price you would expect to pay a work-person to do a job like this.

Thanks!

That don't need plastering.
You have high humidity. You have a modern plasterboard with taped joints walls and ceilings.
Look up.... Dry lining...

The contract paint on walls has no sealing properties. It allows new builds to dry out through the paint however, this can allow moisture from steam ect to penetrate wall board causing blisters and tapes to lift.

Loose corner tape above tiles in picture needs a Stanley knife along tile edge. Remove paper tape that has come away and fill with toupret powder filler.
Flakey bit on wall scrape and sand. Apply Gardz. Fill with toupret powder filler and 120grade sand.

Make good any other areas.
Apply Gardz to all painted surfaces to seal.
Paint with suitable bathroom paint.

Make sure extractor is working.
Buy a cheap humidity meter for under £10.
Monitor humidity and if required buy a dehumidifier and run near bathroom for a couple of hours every night to dry it out.
You need to be around 50 with the humidity.

When everyone has finished showering use a window vac or wipe shower to remove water helps control humidity. Don't leave wet towels on a radiator overnight.

Thanks for all that info - appreciated.

At 6 years old shouldn't there be a mandatory extractor fan in the bathroom / ensuite / utility rooms?

Extractor will do nothing about wet towels or the moisture absorbed in the plasterboard walls and ceiling. Extractor will do nothing with wet tiles, bath and shower screen. You get the Idea.
If your getting wet condensation on windows in the morning you know you got problems.
I thought this was brilliant
