New extension to an existing old extension without paperwork

I'm struggling to see what could a tiny 8sqm addition to already authorised extension possibly breach in the local plan? Are you envisaging a problem here?
 
Not to mention that it's only 2.4m projection and less than 3m height...
 
Every council has their own planning policy, it's called the "Local Plan". Within it they provide policy and guidance with regards to how development should be considered within the borough and it's what the planners use to determine whether a planning approval should be approved or not. There will be a section devoted to domestic extensions ie house extensions, some local plans offer very little guidance on domestic extensions whereas some are quite restrictive eg you may only increase the area of a house by a certain percentage, so you should get your architect to check your councils local plan to ensure your planning application meets the guidance, otherwise you may struggle to get permission.

Hi, we've just submitted the household application and the council has sent a consultation letter to our party wall neighbours. They had their extension done two years ago, larger than the one we proposed to the council which means our extension is smaller and not encroaching on theirs at all. They asked to meet us today and they let us know that while they won't object to our plans they are worried about the excavations happening next to their extension, and they would like to hire a party wall surveyor to ensure the process is done safely. They even said they would like the surveyor to be involved throughout the process. Personally I thought that sounded over the top but I'm not sure how this works. I'm also worried that their response to the councils consultation, if they mention taking a party wall surveyor might delay the process or worse be construed as an objection.

I should give a bit of background. Last year we did our loft conversion adjecent to theirs and our builders built our dormer all the way to theirs (up to the border) , with the dormers being cheek to cheek and the lead flashing covering half their dormer tiles in the process. They really didn't like that at all. This time they said they simply don't want their foundations to be disturbed in the process and will therefore get a surveyor involved at their expense.

Any thoughts would be appreciated. Thank you in advance
 
Thank you for all your replies. Just got a call from my architect who voluntarily changed his mind and said to be on the safe side we will go with household application. Is that the same as PP? Thank you
Maybe he's read this thread ..
