New floor for utility room

So I have a utility room and downstairs toilet. The whole thing is a DIY disaster that I inherited with the house. Toilet wasn't fastened to anything, and still does not line up well with the soil pipe, the tiled floor has now cracked and in the middle of the room one "dot and dab" tile has split and lifted.

I intend to strip out the whole thing and start again.

The issue with the floor seems to be that the subfloor is part timber and part concrete, it is over this divide that the tiles have split.

I want a hardwearing floor in here, it will have appliances, washer, dryer, upright freezer, but doesn't have to be necessarily have to be tiles. Although I've not tiled a floor before, I have tiled a couple of bathrooms so not put off by that but obviously don't want it to split again.

Open to suggestions...
