Order for renovation

Hello,

We have bought a project house we are going to modernise.

Below is the list of what we plan on doing, just wondering if anyone thinks the order could or should be improved.

New front door
New consumer unit
New plugs/move switches
Knock down lean too
Knock out arch in living room
Build extension
Build downstairs toilet
Move & replace boiler
Fit kitchen
Check floorboards in bedroom
Check tiles on roof
Fix gutters
Render front
Remove bay wood and tile front
New bannisters
Knock through bathroom & toilet
New flooring
Decorate

Do the demoltion and heavy construction first, then the first fix then second fix. Try to leave stuff which can be damaged until the very end (e.g. front door) and protect internal doors, floors, etc as they reach finished stage using corrugated sheet, Roll'n'Stroll, etc

Heavy stuff:

Knock down lean too
Knock out arch in living room
Build extension
Build downstairs toilet
Knock through bathroom & toilet
...and make it all weathertight before doing wiring or plastering

Check tiles on roof
Fix gutters

Then

Plumbing first fix (pipework, wastes, cores, etc)
Electrics first fix (cables, move/new back boxes but no plates, etc)

Followed by

New windows (and glaze/make weathertight)
New consumer unit

Then

Flooring repairs
Plastering (both missed)
Move & replace boiler

Second fix:

New bannisters
Check floorboards in bedroom
New front door
New plug sockets, etc
Fit kitchen

Finishing:

Make good work
New flooring
Decorate

The exterior work can be done between the gutters going on and the downpipes - they really need to be slotted in after the windows but you'll be weather dependent on them so flexibility is a must. Makes sense to get all the work at height stuff done together so that you keep costs down on scaffolding/tower hire, etc

Render front
Remove bay wood and tile front

This seems about right, but doubtless someone will correct me Obviously you will have to juggle tasks as you get different trades on site, especially if you have 2 or 3 different there at the same time
