paint flaking off render, help please

Hi I painted the rendering on my house with Sandtex masonry paint and it flaked off after about 6 to 12 months, is this paint not good quality?

I tried neat external pva and painted it again but it happened again as if I had done nothing different.

The render is years old and in good condition, ie no visible faults or problems, we have never had any damp problems, please advise me what I can do so that the paint stays on the wall for a few years and maybe the best paint to use, I thought Sandtex was a good one?

Any help appreciated.

Sandtex Masonry paint smooth is exellent stuff.. As long as where it's going is prepared properly. was the first failure put onto bare or old existing paint??
Failures come from applying to dirty /dusty/ wet/ old flaking substrates..
Neat PVA is a bad surface..

Done properly should go for at least 10 yers...apart from algae/traffic film..
