yeah, we used to have a unvented cylinder at the last house; however we now have a much larger house, with much higher ceilings. Having just spent a winter freezing, we need all the heating we can get.

Very often it is the heat emitters that is the issue rather than the boiler.

Our 4 bed detached only needs 11kW when it is -5. How long do you get those temperatures each year.

living in a frost hollow, where we get no sun on the house at all for ~6 weeks, and the temperature gets down to about -15c every year....quite a lot.

why not put a thermal store down there. it will get around the need for discharge pipe work.?

only thing that would worry me is assess. what ever you do, make sure you can get back down their. a nice big hatch will be a must.
