Hi all,

Real beginner here. I’ve seen similar threads knocking about for similar dilemmas but nothing I could find with a firm correct answer.

I have attached pictures below which show my small Victorian mid terrace garden in the process of being repaved and I’m quite happy having the landscapers crack on.

My query arises however from the plinth/external skirting around the outside of my house and how best to approach this has started to crack away and needs redoing. I was concerned by the landscapers willingness to go over it with a concrete based render (having read about damp roof courses being bridged).

Is it best to get rid of it altogether given its condition and repave with a French drain system near the wall?

Can he also re render it with a breathable mortar and pave right up against the wall?

I am unsure where my DPC level is and really unsure how to proceed.

any suggestions welcome.

thanks

Totally remove the plinth- all of it down into the ground and back to brick.
Maybe remove all the thick composite paint coating back to brick as well - thats a posible because i cant see what it is for sure? You might have to get to clean brick and beds to find the DPC.
You must find the DPC and show it and the inside FFL in a new pic. Also a new pic showing the front door step please?

The lower wall might need some hacking out and repointing as well
Is the wall a cavity wall or solid wall?
Is there any signs of damp inside the bay or in the bay joists?
Where is the down pipe discharging to?
