Possible future problem with wooden floor

My son has just bought a late victorian 2 bed end terraced dormer bungalow..The floor board floor in the front room was replaced approx 5 years ago, with another floorboard floor. The first wood one had rotted. As far as we can gather originally the floor would have been flagstone and later concrete,but for whatever reason was changed to wood..Now the problem....we can just see through a gap where the boards meet the passage concrete floor, and it looks as though it has been dug out to a depth of approx 18 inches. But i can see water visible on whatever is down there...So the question is will the presence of water under the boards cause them to rot again..As far as i can see all someone has done is replaced the floor without addressing the original problem..If i need to sort out the water prob ,how do i do it..? Would it be better to do away with the wood floor and lay concrete with dpc.?.....Sorry if the post seems a bit confusing, but it's a bit difficult to explain.....Bill
 
Here's an update to keep you informed..I had a couple of builders look at the job, and the concencus of opinion is that it would be better to take up the whole room floor and relay with dpc/insulation,and concrete to stop the problem re occurring......Bill
 
Sounds like you need to find the source of the water and stop it before you do anything. Laying concrete and insulation won't solve the water problem and it might just rise?

Hi again. The latest on my floor scenario is that i didn't have a major water problem, it was just a small pool that had formed from the drips on the underside of the floor boards....After the wood floor was removed there was no more water than is usual.....So we laid 100mm of Dolomite (well whacked) followed by 50 mm of soft sand , then the 1200 micron DPM..and 125 mm of polystyrene topped off with steel mesh and 25mm of polystyrene around the perimeter of the room..( info gained from this forum so thanks )....... :D .......Bill
