Hooping for some advice. We have some water seeping through the tops of the living room walls. This is either side of the front window. There are some small cracks in exterior render. Could this be the culprit?
It looks like an old house re rendered. Damp from rain or other water penetration (e.g. leaking gutter or the cill above) might have soaked the outer wall, and has been drawn into the internal plaster.
It doesn’t look like an issue with the guttering. I had them cleaned and checked the other month. Somebody did mention that it could be due to gaps in the window seal in the bedroom directly above - could this be a possibility? I’ve attached an image.
Pic 272: There are cracks in the coving that appear to be historic. The bay ceiling is (water?) damaged.
Pic 270: Cracks in the coving and the ceiling decorations are distorted.
Pics 185 & 267 both show previous repairs near the present cracks.
Its hard to say what the cause of your water penetration is - moisture is probably entering thro the present cracks - and perhaps coming from above but you dont show a pic of the whole elevation or the outside detail of the bedroom window?
There's probably timber lintels and plaster laths in your house, and the possibility is that some kind of fungal rot is occurring out of sight?
Lifting a few floor boards in the bedroom above might expose any concealed damage?
