Have a problem with hot water only running for a while. When we come to run a bath we get hot water for a few minutes or so, then luke warm water.
I have taken the cover off the boiler and opened up the the mixing valve fully so i believe this is letting the maximum amount of hot water out of the heat exchanger.

Could the HX be furred up (we live in a hard water area)?
Is the mixing valve possibly at fault?
Any other ideas.

I f my memory is correct ,there are two pumps within the boiler casing,the one on the left is the heating pump for radiators, and the one on the lower right is for the domestic hot water.This is activated by the flow switch around the blender pipework.Possible faults,failure of domestic hot water flow switch,or, domestic hot water pump jammed or burnt out motor.Easy to check,on demand for h/w ,is there 240v.ac at pump.If yes,pump jammed or pump motor is u/s.If no 240v.ac. to pump, bridge connections thro: flow switch.You must be competent to carry out these checks.If not,employ the service of a heating engineer who is familiar with this type of appliance.

Many thanks for advice. As we thought, replaced blending valve/mixing valve, also flushed out heat exchanger. All working perfectly
