Thanks! Just 1 more question if you don't mind, the way I understand it is the planning permissions are granted subject to conditions being approved, so who decide these conditions? Is this when if we meet with the planning dept for discussion or what they've decided and also how do they let me know, will it be online?
 
The planning officer determines the conditions, though they will largely be general policy (eg materials to match) but occasionally site-specific conditions, such as a side window to be obscure-glazed.

They will charge you for confirmation of the discharge of the conditions - around £20-odd IIRC.

Since the realm of building control was opened up to private competition, councils have had to deliver a more effective service. Ask around your local area/people you know and see who they went with.
