Hi,

Can any one tell me how easy it is to knock through a prefabricated house wall into an extension?

I'm possibly looking to do an extension and fear this could be a problem, it is a contreate post war construction.

Depends on the house type. Most concrete types are post and panel construction which would make knocking through difficult.

It's called a Wakes build or something like that.

There is a conservatory off the property already but I would want the opening bigger.

I have a builder coming out tomorrow but thought I would check what a sensible quote might be?

That'll be a Wates. They manufactured concrete and timber frame and the concrete ones can be of several different configurations. The most common type is a post and panel construction. The upper and lower floors were separated by a concrete ring beam which sits on the posts. So if you still have the original construction you will be restricted to knocking through between posts. And you also have to be careful because the panels give the posts some lateral support.

I would have thought the house has most likely been repaired though. Wates concrete types are designated defective so not mortgageable until repaired. If so then the construction could be almost anything now. Which means it can only really be determined on site.

Either way I would not recommend you do any knocking through until you have it checked by a structural engineer or a surveyor.
