Does anyone know how much a principle designer charges for a 2 storey new build home estimated 160-170k. I was planning on arranging all contractors myself as I have enough contacts/friends in each trade to complete 90% of the work.

It's not something I've heard of.

Who is the contractor if im using mainly friends in different trades plus my own work to build it?

The stupid HSE guidance states that if there is no main contracyor, then the first contractor on site will automatically become the main contractor and assume all those duties.

But, as you are not a normal domestic client, ie you are clearly managing the works then it may well be you who is main contractor.

Note that it's 'principal designer'. A 'principle designer' is an oxymoron. Us designer's have no principles.

You've got it wrong, a principle designer designs the principles you reject on principle. Simple really.
