My elderly mum lives with my brother. His garage was converted into a room for her. For over a year during heavy rain water has seeped into the dwelling. From the top left corner of window as you'll see in attached photo's.

I've checked for broken tiles, gutter is clear and resealed top of outside of window. What next? Photos attached.

The builder of this conversation is not around.

It looks as if a proportion of the rain water from the main roof is going to find itself flowing down onto that small section of roof above the garage window.

That amount of water will find its way through any flaw in the tiles or felt.

As a tempory measure, I would attach an extension to the downpipe, sloping it down the roof and running a shoe directly into the gutter.
This isn't a proper fix, but if the leak reduces, it gives you a better idea of where the problem lies.

It makes sense. That pipe is in line with where the problem lies.
Maybe next downfall I can examine the flow of water from that down pipe.
