Hi. I have a strange problem. I have a random damp patch that has appeared on an internal wall out of nowhere. The patch is where a doorway has been pboarded up. Hallway is on the otherside of the wall. No pipes running under or behind. No visible dampness anywhere else. Have lived in house for 5/6 years without issue. More recently House has been sat empty for some time but i do use heating now and again so cannot explain it. Right hand side of pic is towards the exterior wall. Any ideas?

A leak up high dripping down into the void? Possibly from those heating pipes running up the wall in the corner of the room - do they go in that direction?

is it a concrete floor?

show us the other side

its a single skin wall. Bedroom above. Central heating is fine. No patches running from above. A real mystery to me

Water supply pipe anywhere near? Could be tracking under the DPM and surfacing there.

Cannot see how any water pipes are tracking in that area. Water stop cock is at the rear of the property and feeds the kitchen at the rear of the property. No DPM as its an internal wall

do you mean the water supply pipe enters the property from the rear? Pipe comes from the back garden? Not from the road at the front?

What route does the pipe then take to the bathroom and/or loft?

Have you examined the floor on both sides of that wall? Is it dry?

Can we have a photo of the other side please.

Water is fed from rear. Floor is dry. Laminate flooring. Which is dry. Boiler is in bathroom. Directly Above kitchen. So pipe comes in and straight up to feed the boiler in bathroom. And then pipes go where they go. Other side of damp patch attached

What type of heating system do you have - is it a sealed system or open vented? Where are the heating pipes run upstairs? Water leaking from an upstairs pipe or rad can run some distance before finding somewhere to drip down. Have you had the floor up on the upstairs floor directly above where the patch is - both sides of a wall if there is a wall above?
