Re-roof ideas and plan

Hi all, hope you are well.

Been having issues with the roof over the kitchen at my parents’ house for a few years now.

Just Saturday it stared leaking through the ceiling. I suspect its coming from the failed mortar on the ridge tiles. There have been issues with vermin getting into the loft space, tried expanding foam/flash band to seal their entrances but they always make it back in. Also they’re getting too smart for the traps.

The roof was done on a budget in the 90s, builders didn’t adhere to plan and then disappeared when the council requested it be knocked down, with that we had left we had to do what we could to survive and finish the extension. So much so the tiles came from a new build estate being knocked down due to subsidence for beer money.

Just like some advice to know what you guys would do and whether my ideas are worth doing.

My thoughts:

  • Pull down existing roof, re-construct timbers to apex back to the main house, finish neighbour’s section accordingly. Will be repairing neighbours’ side at my cost.
  • Re-batten in suitable battens,
  • use Klober Premo Air 160 for the underlay
  • Source reclaimed slate to match the rest of the house
  • Fix slate using 316+ grade stainless steel hooks and copper nails where needed
  • Danelaw Clay6+ dry ridge system and suitable ridge tiles
  • Install new lead flashings
  • Replace and tighten up the fascia/soffits/bargeboard and guttering and drains


Any help greatly appreciated.
