Hi,

We currently have a galley kitchen with a dining room to the side predictably we want to knock through so that both are one room. The wall is approximately 2.6 meters long and load bearing.

I will be looking to get quotes for this in January prior to getting the work done is there anybody I am required to get checks from or permissions.

Thanks

The works needs to comply with Building Regulations and will need to be signed off by Building Control. Unless the builder fits an oversized beam a structural engineer will need to be employed to size the beam, their calculations are then passed to Building Control for approval.

Presumably, the property is not listed!!! (http://www.english-heritage.org.uk/professional/protection/process/national-heritage-list-for-england/)
