I'd appreciate help in weighing up the options in maintaining the Victorian building below in Bristol. I know that the rendering is over 30 years old now, perhaps more. However, there is a limited budget for general repairs and spending it has to be agreed by a mgmt co with lots of priorities.
Some current issues are:
- A few bricks need repointing but elsewhere the cement does seems firm.
- On the render, hairline cracks are starting to be visible. Some are up approaching 1 mm.
- On the render in five places half a brick is now exposed.
Obviously it would be nice to get some really good rendering work done but given the budget difficulties, I suppose I'm keen to know if this is a fix-up job and what might the downside of doing that time after time.
