Replacing a porch

Do I need planning permission to replace a front porch? We have bought a house that has a rather poor enclosed porch that could do with replacing. Can I take this down and replace under permitted development?

There are rules on size and character - but if this is a like-for-like replacement of an established porch then there can be no problem.

As long as the existing porch conforms to current PD guidelines.

Complete rebuilding is treated as a new porch.
