I've stripped all the wall paper in a small spare bedroom (~2.5m square) and discovered heavily patched lime plaster (the plaster is a white colour and quite powdery). Two external walls, one internal wall and ceiling horse hair on lathes, one modern plasterboard + pink skim.
The external walls have been patched in places with a grey coloured plaster which went quite soft when steamed. The lathe internal wall is quite loose in places.
The options i'm considering are:
Remove the plaster and lathe from the internal wall and plasterboard and skim (i'll get a pro in for the plastering).
The ceiling is in fairly good nick, just a few hairline cracks and a little crumbing at the edges. Can i have this skimmed rather than dropping it and boarding it. I've heard there are issues with gypsum based plaster and lime plaster, as the modern plaster won't move and ends up flaking off. Is there any truth to this?
For the external walls, i was considering remove the plaster to brick (1930s cavity wall, no insulation) and adding insulation board. Probably 40mm of insulation + 12.5mm boards. I shouldn't loose much space this way.
Would this be worthwhile or should i just have it skimmed? Same concerns re lime plaster as above. Would i be better removing the plaster and having it rendered & skimmed?
I'm aware i should get BC involved if i remove the plaster on the external walls but i don't fancy 60-80mm of insulation thanks
