Rising damp? Condensation?

Hello,

My friend has a problem with damp of some kind. He bought the bungalow with an extension already built.

He has a shower room / wet room in the centre of the house and ever since day one, there has been a small amount of dampness coming through the wall. The other side of this wall is an internal living area.

The paint flaked away, mould was present and it smelt! A builder came round and suggested that when the shower room was built, the incorrect sealant was used. So, he hacked all the infected plaster off, replaced it and said to see how things progressed. The sealant was not changed though.

BUT

The dampness has re appeared in the same spot AND worked its way round to ALL the lower portions of the walls in the extension part. The dampness is ONLY in the extension and not the original bungalow.

Can the shower room be causing all this damage? Could the DPM be fautly / not fitted correctly? (The DPC is present) Any ideas / suggestions would be greatly appreciated.

You don't mention if there is a fan in the room or other ventilation via a window vent or airbrick etc... I would also ascertain the insulation levels in the walls as both factor have an influence on damp walls.
 
Yep,

Sorry - In the bathroom/shower room there is a rooflight but isnt always open. But there is a fan that operates automatically.

Above the shower itself, the plasterboard ceiling is black, mouldy and crumbling away.

In the extension itself, air bricks are visible and the windows are always open.

Wall construction appears to be Thermalite / Celcon aerated blockwork with thermalboard of some kind bonded to it.
