Hi all

just had this roofing job done, got some photos back from roofer [attached], please could the experts here review and let me know if they think there's anything been missed or done incorrectly etc., or if you [hopefully] think it's been done properly.

Just asking for views whilst the scaffolding is still up, and before roof er comes by Tuesday morning for the final payment

Video at https://photos.app.goo.gl/pnT44Sm1PekjhWZXA shows original diagnosis of problem, after which it was also identified there were holes in soffit/fascia and water dripping through these during storms, following which repairs and repainting of soffit/fascia [and therefore scaffolding] were added.

thanks a lot for your advice!

David

The work is ****e.
hi ajstoneservices, thanks for reply. please can you elaborate - what do they need to do again or do better, please? If you can explain and attach whichever are the relevant photos that would be very helpful.

thanks

David

I can't see a single thing that your "Roofer" has done correctly. If I were you I would ask a professional roofer to take a look before you pay out anymore money or take the scaffold down.

I think your roofer is used to filling in potholes in the fens.

So how would you find a 'professional roofer'. [ps what are your own credentials please - I couldnt find any roofing co called aj stone services online let alone any reviews]

And item by item, as follows, what exactly hasnt been done correctly and why, and what should have been done.

Here are the list of items

1• Install bespoke lead saddle to parapet wall
2• Install bespoke lead work to rear stack
3• Re-Cement top edge of parapet wall
4• Re-Cement both front valleys where mortar has failed over time
5• Apply a flaunch over chimney to 8ll any gaps and cracks to stop water ingress
6• Fill and repair cracks in facia boards• Sand down removing loose flaking paint
6• Re-paint facia and facades back to black
7• Re-paint soffit board back white
8• Apply mastic to join between the wall and soffit making smooth tidy finish
9• Remove all front guttering and replace with new (black)

Please be specific, otherwise it's hard to go back and challenge anything [or ask for it to be re-done better]. Thanks

Really hard to judge when every tradesmen says all others are rubbish tbh and that's not just roofers. Hard to know who will do a good job when all you have really to go on is whether they identify same problems as others, whether price is not way higher or way lower than the rest, and others' reviews. I had various companies who quoted without bothering to inspect in person, one who claimed entire roof needed replacing because it looked similar to the one next door [which they had redone except the tiles which they put back], and one who claimed the solution to debris in the valleys was to cut half away tiles and install a wider valley [which not one of 20 other roofers suggested, and didnt make sense as the valleys were the same as all the neighbouring houses which did not have the problem]. And several who failed to notice any problems with the soffits and fascia despite obviously peeling paint and holes.

What is he charging you?

Andy
not the cheapest but not the most expensive [which was x3]. I do at least know how much the scaffolding element costs having obtained some for the same height & length from a local co for a re-pointing project on side return earlier this year, and that looked about right, albeit he will have obtained at trade prices and made a profit on it

I have been specific. Everything you have shown us is ****e.
Why did you ask on here if you think your roofer has done the work listed to a decent standard.

You need to question your roofers experience not mine.

I dont know if done to a decent standard but hoped people who comment and present themselves as experts to be able to explain themselves not just say 'it's all ****e' which doesnt help me go back and say to him 'shouldnt this have been done like <that>' etc and isnt what I'd say is specific in providing details of what was wrong and what should have been done instead. But thanks for trying even if you werent as helpful as I'd hoped for [probably optimistically]

Sorry to trouble you

So you won't tell us the cost?

Andy
no - either i've been a mug and paid far too much [even tho others quoted far more] for substandard work - altho as I've said, the scaffolding seems the right ballpark for the size/height/number of platforms - or i've paid the right amount; either way it's not material. what would you charge ? [assume london prices]

2. i wasnt asking here about whether i've paid the right amount, only for views on the quality of the work, and whethe there was anything obvious wrong that can be explained so it can be remedied before the final payment, so I can take it up with the roofer.

3. So far nobody has given me anything that will help with that - I'm not a roofer I can't just say

"it's ****e according to somebody I've never met on a diynot roofing forum who wont explain what they mean or any specifics of what should be done better or why, (or what makes them an expert we should rely on), but anyway please do the job properly this time"

can I?

4. From what I can tell ajstoneservices posts far more often on this site about politics and only very rarely on roofing. I was obviously being overly optimistic in thinking I might get a helpful response from posting anything online to strangers

but thanks for the interest

Your post reveal that you employ chancers not tradesmen.
Although given your replies to questions with regards your gutter I suspect you have done the work yourself.

That aside. The work is ****e.

Well if they are, a chancer they have managed to get >100 positive reviews [and a score of 4.5/5] for roofing jobs [yes i did read all the reviews] on mybuilder.com. Maybe all us customers are mugs, and the chancer has no competence as a roofer but somehow still got a good score from lots of us. Could well be true. But without any specifics it's hard to challenge them isnt it?

I havent said anything about gutters and you definitely wont see me up a ladder or on high scaffolding let alone on top of a roof, and I haven't ever done any guttering -sorry to disappoint

I've asked you very specific questions like what is wrong with particular items which you've refused to answer, you are now making out that I've commented on guttering. And you've kept saying I should get proper tradesmen with no advice on how to find these elusive people. I cant even ask you to do the job as you wont provide any details of your roofing business.

Let's end this here. Or shall I just say that the constructive and helpfulness level of your comments is, erm, ****e. Unless you can actually help remedy the problem, why comment and just say something is ****e. I have been very clear I was looking for help and you've been very evasive and unhelpful. Which says more about you than me.

While MyBuilder has positive reviews and uses measures to verify tradespeople, some users report negative experiences due to fraudulent reviews, poor quality work, and scam attempts that bypass the platform's vetting process. To mitigate risk, users are advised to carefully check individual tradesperson reviews for specific details, verify the reviewer's history, and trust their gut feeling if something seems off.

Potential issues
  • Fraudulent reviews:
Investigations have shown that it can be possible for fraudulent tradespeople to create glowing reviews for themselves to gain credibility on the platform.

  • Poor quality work:
Despite a tradesperson having good reviews, some users have reported encountering poor-quality workmanship that requires extensive and costly rectifications.

  • Scams and unethical practices:
Some reviews mention instances of pressure tactics, demanding money for work that was never completed, and fraudulent behavior that circumvents the platform's safeguards.

  • Difficulty in vetting:
Some users report that the platform's vetting process, while improving, is not as stringent as other services and that the platform has sometimes been unhelpful in addressing issues with dishonest tradespeople.

If you need to find a tradesperson to get your job done, please try our local search below, or if you are doing it yourself you can find suppliers local to you.
