(Seeking comments on quotes for) Drainage repairs (Ed.)

Hi

I’ve just bought a new property that is c100 years old. I’ve had all the relevant surveys carried out, which to my mind isn’t really that great. They pointed out a few things but they also missed some. But that’s another story.

Roll back a few months and after a few viewings I noted a drain at the rear of the house which was blocked. The vendors didn’t have much interest, but I persisted and got a company out to check and unblock.

Thereafter I’ve had two more there to get opinions, as the first one couldn’t get one drain cover up and failed to find another out the front.

Here are some of the reports and quotes:

  1. Full Descale: Conducted to clear debris and scale buildup in the drainage system.
  2. Specific Areas Assessed:
    • 3m upstream from MH1
    • 10m downstream from MH2
    • 4m upstream to gully near MH2
    • 4m upstream to SVP with two lateral cuts identified
    • Spot dig area in the garden.
    • 4m upstream from spot dig.
    • 1.5m downstream from spot dig.
    • 4m upstream from MH3.
    • 4.8m downstream from MH3.
Findings:
  • Structural Issues Identified:
    • Cracks throughout the system.
    • Displacements at various joints.
    • Dropped joints reducing system functionality.
    • Evidence of root ingress causing obstructions and further structural compromise.
Proposed Solution:

To address these issues, the installation of 46 meters of 110mm CIPP (Cured-In-Place Pipe) Structural Fix Liner is recommended. This method will repair cracks, seal displacements, and prevent further root ingress, restoring the integrity of the drainage system.

Scope of Work:
  • Install 46 meters of 110mm CIPP structural fix liner across all affected sections.
  • Pre-installation cleaning and preparation (including descale and debris removal).
  • Removal of roots and sealing of all displacements and cracks.
  • Post-installation CCTV inspection to verify installation and functionality.
Estimated Cost: £6,260 + VAT

Total with VAT (20%): £7,512

Our on site price for the work is £6,195.00+VAT. We are able to honour this price until Monday 19th May 2025. After this time period the price will increase to £6,995.00+VAT.

As mentioned on site, a 50% deposit is required before commencement of the remedial works, the outstanding balance will be due on completion.

Our team are available to complete the remedial works on Wednesday and Thursday next week.

1 & 3 look an awful lot alike.

Insitu lining is a common remedial approach where the pipe is too deep to conveniently dig out (or under structures). What it won't do is correct any joint misalignment or goive any indication of the cause.

Without more information is difficult to comment further but my preference would always be replacement.
