Just looking for some advice before I pay out on the following:
4x new flat roofs and a leaking ridge.
Here’s the latest quote:
Description PRELIMINARIES

Provide scaffold access to both front dormers, including working platforms and edge
Dispose of all waste arising from the works to a suitably licenced tip.
GRP WARM-ROOF SPECIFICATION
Carefully remove the existing roof coveringss to expose the timber roof decks.
Inspect and prepare the existing decks, retaining them where sound.
Install a fully sealed air and vapour control layer followed by approximately 120mm of
flat-roof-grade PIR insulation, laid with tightly butted and staggered joints.
Install a new 18mm OSB3 exterior-grade timber overlay deck, mechanically fixed through
the insulation into the supporting roof structure in accordance with the system requirements.
Prepare the deck and install a proprietary cold-applied GRP waterproofing system
comprising polyester roofing resin reinforced with 600g/m² chopped-strand glass-fibre mat.
Install compatible GRP edge trims and apply a pigmented UV-resistant topcoat to provide a
complete dark-grey finish.
Form all window, perimeter, pitched-roof and drainage junctions using compatible system
components. Maintain positive falls towards the gutters and leave the roofs complete and
watertight.
The proposed construction is designed to achieve a U-value of 0.18 W/m²K or better,
subject to confirmation by a project-specific U-value calculation.
PVC FASCIA AND GUTTERING SPECIFICATION
Carefully remove the existing fascias, gutters and associated fittings.
Provide new treated timber grounds as necessary and install increased-depth white PVC
fascia boards to conceal and finish the exposed edge of the new warm-roof build-up.
Include all joints, corners, trims, support framing and fixings required to form a neat and
complete perimeter detail.
Supply and install new black half-round PVC guttering, repositioned to suit the increased
roof height and connected to the existing rainwater downpipes where suitable.
Set the gutters to suitable falls and water test the completed rainwater system.
My issue is that I got stung by a cowboy last year. I’m now being overly cautious, getting many quotes, ranging from 5k to 18k.

One man band (1-2 people) vs a company - any negatives with each?
Insulation in flat roofs. This quote is suggesting there isn’t any insulation between the top of the flat roof and osb. Any views on this? He’s the only one suggesting this?
