Hello all,

Brought a new house about 4 months ago and inherited the above boiler. As a first time buyer, I have absolutely no knowledge of anything relating to boilers/DIY/plumbing - but think the boiler has a problem! As have no money, worried that the problem is going to mean a hefty bill.....

The central heating works fine......but when it comes to heating the water, it’s a bit hit and miss. Since buying the house, the water never seemed to get that hot but in the last few days, the water (when having a shower) goes in a cycle of hot/warm/cold/warm/hot/warm/cold. I can see that the boiler seems to turn itself off for a few seconds and then it comes back on again. Sometimes, the radiator in the bathroom heats up while the shower is on, even though the central heating is off (none of the others radiators do, but these have thermostatic valves on them turned to the frost setting?).

I also don’t have a manual, which would be handy to work out how to use the timer (for when winter comes). So if anyone could give advice, it would be wholly appreciated and if anyone knows where I could get a manual, that would also be great.
 
This is NOT a very friendly boiler.

Its been around for quite a few years so I dont think your house is very new!

You seem to have a blocked plate heat exchanger.

Try downloading the manual from the Sime website. If its not available then contact them to email you a copy.

Apologies, by saying new house I mean new to me.....the house was built in 1930.........so more of an antique!

On reading the comments on the forum, I get the impression that this boiler is not liked very much then, lol!

Which part is the heat exchanger? I am a complete newbie....
 
not a bad boiler nice n simple to mend. change plate exchanger and poss diaphram in diverter valve.should take any decent plumber under a hour to do.these boilers run for years with simple maintance
 
The boiler is not that bad but like all cheap to buy units its usually fitted badly by unregistered installers.

They are actually quite reliable but the diverter valve diaphragm will need changing every 4-6 years.

The plate HE only becomes blocked because of dirt in the system resulting from a failure to clean the system when the boiler was installed. Thats usually almost all of the sime installations.

Changed a plate heat exchanger on one yesterday. Best advice would be to get an RGI as the easiest way to do the job is by removing the gas valve.
 
Can be a bit quirky these boiler. they seem , from my experiance , to blow pcb fuses whenever anything goes wrong.

The tech guys seem decent though , once you get past the old man at the start and all their disclaimers.
