I am please after some wonderful worlds of wisdom....
I am trying to pass planning for a single storey, flat roofed kitchen/ diner extension, 4m x 7m external.
However... I have a tree in my adjoined neighbours garden with a TPO on it and its Root Protection Area spans across my garden.
The local council are being ultra cautious... I've had Arbiculturalists reports that was a waste of time (and my money)!!!!
I am now down to Pile & Raft or Beam & Padstone footings/ foundations.
Which would be the cheapest and has anyone experience of positives/ negatives??
I understand the principles but looking to clear my mind
