single story extension

I'm planning a brick/block built single storey extension in my garden. It's 14'x12' and just over 1m in from the boundary walls. As a consequence, it doesn't need planning permission, or building regs. This has been confirmed by the building control dept of the local council.

To comply, I need to make sure the roof is 2.5m at the highest point.

I'm intending putting a hip roof on and wanted it to be tiled. I'm struggling for advice on trussing etc and tiles, but am recently led to believe that I'll struggle because of the pitch.

The room is going to be a hobby studio. I've looked at a great many garden shed type structures of similar dimension and they seem quite roomy.

Any advice would be helpful.

Not a hope for a tiled roof. You may as well just torch on felt it or felt shingles but tiles or slates are out.
