Small tank in loft, pipe is ejecting water

ok thanksfor your help.

so to replace the pipework it would mean a drain down.

followed by a refill with Senitnel X400. Allow this to circulate for a few weeks, then drain down again and re-fill and add inhibitor?

That should sort it out.

It will probably work properly just with replacing the pipework in this area. It's worth treating with x400 though, to get the remaining gunk out so it doesn't happen again. Don't skimp on the inhibitor!

One lst thing please: you say give the rads a flush out, how is this done-by letting the X400 circulate?


Also, the magne tattracts to the small piece of pipe more, but also a little near the pump/motorised valve pipes, not as strong a pull though. will the x400 sort this out?

The x400 should help bring the sludge into solution so it can be drained out. To flush the rads, after the x400 has been drained out, take the radiators off, and flush with a garden hose outside. Be careful not to get any sludge on the carpets though.
