I live in a new-ish house, it is eight years old, I have two soil stacks internally in the house and both end in the loft space. They dont vent outside the loft to atmosphere, is this correct or should they be vented outside the loft space. :?:

This will depend on if your underground drainage is being vented elsewhere.

I would prefer to have one venting to atmosphere and you should talk to BCO who can check for you.

About these 2 stacks that end in the loft. Are they fitted with air admittance valves?
BTW a BCO is a Building Control Officer

The two stacks come into the loft space and are just open ended 110mm pipes. No covers or air valves. If i am in the loft and somebody uses the shower, the steam and smells all drift up into the loft space. Will this vapour be a problem and am i at risk of foul gases risining up the pipes into the roof space. ?? There are two tiles on the roof (adjacent to the pipe within) that look like a vent of some kind but are not evident within the loft space and do not connect to the soil stacks.Should they ??

Seems likely that no-one ever connected the pipes to the tile vents.

See if you can locate the vents above the roofing underlay, use a stanley knife to make an 'x' shaped cut in the underlay and with a bit of luck the name of the vent will be stamped on the underside.

Go to your local roofing merchant who, once again with a bit of luck, will keep in stock the appropriate adaptors and flexi pipes for your vents.

Connect the pipes to the vents and your problem is solved

Sorry for delayed reply. . I've been busy lately.

Those pipes should be terminated outside the building in accordance with Part H of the building regs. You could stick an AAV on one pipe and just pipe the other outside as an alternative to the last suggestion.

As your property is over 2 years old it appears that this is not covered by the NHBC guarantee. The builders should have finished the job off properly. I wonder if you have any neighbours that are unaware that methane, moisture and foul smells are contaminating their loft space and posing health risks.
