Hi,

I'm splitting a 2 storey building into 2 flats. Can i take the existing water feed and branch it into 2 thus feeding both floors ?

I'll be letting the flats so hope to pay the water bill myself but charge the tennants monthly.

Am i ok to do this ?

tia,
Mike.

Will the water flow be sufficient to support two "families" who may have showers / baths at the same time? Have you measured the pressure (static and dynamic) and the flow rate?

If the supply is not metered, how will you split the charges? If the supply is metered to each flat but not the incoming, how will you charge the tenants - a proportion of the overall bill or the current rate per cubic meter. If overall is also metered you'll need to be careful what rate you charge.

Just done this ourselves.
Pressure to existing hasn't been affected, we have one water meter and branched the new supply nearer to the meter.
This supplies additional boiler, washing machine, DW, sink & full bathroom.
This is an annex for family so we are paying the water anyway.

The 2 water meters was the approach i was thinking of.

Failing that what's the appox. cost to run a new water feed to the building ?
