steam from flu

got a baxi bermuda inset 2 back boiler ,and its now started leaking inside some where sending steam up the flu , had a look and it could be the heat exchanger leaking , any body got any ideas
 
It sounds like you need a new silicon gasket the fits between the two heat exchangers. This is a drain down and take out the boiler job. Would have to be done by a Corgi reg installer/repairer as you would have to disconnect the gas. The component itself is not expensive just a few pounds it the labour element I'm afraid.
 
Cozz - is this a repair you can be fairly confident will work? Obviously tears :cry: if it carried on leaking !
Have never done one, but can see a demand as we can't replace the boilers in many cases.
 
Have replaced the seals no a few baxi boilers. they were 10yrs + & good for a lot longer as well. mainly floor standing 601/ 801 BF & OF. Done the seals on acouple of beruda 552's as well . good old reliable (carbon footprint producing not cot alot to keep goin) boilers. Im concerned why a relatively new inset 2 type electronic non gravity boiler has gone so soon. Its not been piped up to gravity hot water has it. Sure it has to be fully pump. check MI 4 me please.

Have done the repair several times over the years and touch wood haven't had a problem. The only thing is the clamping nuts and bar in the corners may corrode and need to be cut off. These can easily be supplied by parts suppliers or you can make them up youself. It's a dam sight cheaper than replacing the the whole bbu as the gas board would advise you to do, saved customers thousands over the years.

Hang on a minute people he is seeing steam coming out the flue not water coming into the room . Its the middle of winter and if you look up you will see white smoke(steam ) coming out of most terminals which is normal in cold weather. Firekill you said you have looked at heat exchanger did you see a water leak or just condensation. As for changing gasket instead of heat exchanger very straight forward job about 12 years ago baxi had fault and had tightened rods too tight and after about a year gaskets where failing big style ended up changing at least 60 of them with no problems.
