Stripped floorboards in bathroom

I was planning to lay a new tiled floor in my bathroom but after removing the old flooring I've found floorboards in good condition. I can sand them off easy enough but what else do I have to do to get them ready? I've read that I need to wax them and I know they'll have to be sealed in some way. Are there special floor varnishes to sue for this?

Also, what can I do about the little gaps between the floorboards? Do I have to seal them in some way?
