Tips for a Smooth Home Renovation Experience?

I’m planning a major home renovation and could really use some advice from those who’ve been through it. I’m particularly interested in tips on budgeting effectively, choosing reliable contractors, and avoiding common pitfalls that can cause delays or cost overruns.

Also, I’d love recommendations for materials that are both durable and stylish, as well as strategies to manage stress during the process.

Has anyone tried phased renovations or DIY projects that worked well?

There is a whole forum subsection dedicated to people doing their own projects, and in a good measure of detail too..


Should be noted though your post reads like you’re DIYing the project management part, and getting contractors in to do everything. The general overarching spirit of this forum as a whole is that trades here advise you yourself on how to do everything

1. Have a realistic budget with 20% contingency
2. Use local trades found through recommendation who are local
3. Don’t have ambitions to complete it quickly
4. Don’t pay anyone up front

Project Management is a valuable trade, earned with knowledge, skill, experience and contacts. It is not learned by reading a few posts on the 'net.

If you were any good at it, you would be earning thousands a day. If not, you could be costing your clients millions.

You have inadvertently given yourself the most difficult job, with the highest risk of costly failure.

I'd add one more tip that made a big difference on my renovation: spend extra time planning before any work starts. Finalizing the layout, materials, and finishes early helps avoid expensive changes once the project is underway.

I'd also recommend getting at least three quotes from contractors and checking recent references instead of choosing based on price alone. The cheapest quote can sometimes end up being the most expensive if quality or communication is poor.

For materials, I've found that quartz countertops, porcelain tile, and quality engineered wood flooring offer a great balance of durability and appearance. If your budget is tight, phased renovations can work really well—finish the essential structural work first, then tackle cosmetic upgrades as time and money allow.

If you are looking to source your own materials for the entire project expect the tradesmen to put you on Day Rate or at best supply you with an estimate for labour only x days required, but its only an estimate!

Problems occur when the materials that are supplied are damaged or missing or not thought of.

Managing trades is notoriously difficult.

I would say get atleast 3 quotes but as you seem to be supplying materials this may not apply.

You will get stressed project managing, especially if youve never done it before, you will eat, sleep, dream the project. Managing stress! on Sunday, turn your phone off, go for a walk, go to the pub, do something nice.

Don't text trades past 6pm weekdays or on Sundays, dont expect a reply if you do.
