Top half of house cladded, how much to render?

Guys.

I know exacts are impossible but a house im looking at has Horrible cladding. I'm wondering how much 'roughly' to render it. Or would it be cheaper to UPVC clad?

is it masonary or wood behind the cladding??
is there a covenant on the deeds preventing you altering from cladding to "other finish "

I've been told is block behind. As for the covenant no idea. Lol.

At the moment your house looks maintenance free I would keep it that way rather than render it

Trouble is we don't like how dark it is. If we're buy the place we want to add an extension so rather than adding more dark cladding were were thinking about replacing the lot. We like the White UPVC wood effect cladding but no idea on price for that.
