Top half of house cladded, how much to render?

At the moment your house looks maintenance free I would keep it that way rather than render it
Trouble is we don't like how dark it is. If we're buy the place we want to add an extension so rather than adding more dark cladding were were thinking about replacing the lot. We like the White UPVC wood effect cladding but no idea on price for that.
