Two drain inspection covers to build over?

Hi

Know this is an ole chestnut but appreciate your advice. Have uploaded piccies in album showing back of house and the two manholes. Situation is that we want lean to/conservatory and Missus would like it to extend to end of house which would reach the manholes.

Would it be cheaper to seal over them or move them?

In either case would we need to obtain planning permission?

How much extra would each option add to the bill?

Any ideas on rough overall cost of the project.

You can't just build over them so you would need to move them to the side to maintain rodding/inspection access.

You would need Planning permission and Building Regs App. Impossible to even guess at cost as no sizes on pics, no location, no spec.

Thought this was just a conservatory. At what point does a conservatory become an extension?
 
Just checking. Although if you're really interested in classification of a conservatory:

If the conservatory complies with 3.15 (and 3.16) it will be exempt from the regs no matter how much or little of its roof or walls are glazed. Building such a conservatory is not notifiable.

If it does not comply with 3.15 it must comply with 4.8, there is no limit on how much or little of its roof or walls are glazed. Whilst it must comply with the regulations stipulated within 4.8 building such a conservatory is not notifiable.

If it does not comply with the above it is not exempt from Building Regulations Approval and to become a lawful development Building Regulations Approval from the LA or an Approved Inspector is required.

Well potentially you could do hotrod with sealed MH covers, depends on their runs and where they are relative to walls/foundations etc. Not enough info in the thread to comment further frankly.
 
Many thanks for the info. For obvious reasons I haven't opened the covers but we've been here for 13 years and the Water Comapny have been around once to do a routine check.

All other things being equal do most folk go for the move rather than seal over in these situations. Also how much would each option add to the overall cost? (roughly
