Valley gutter problem

Hi Folks,

I live in the top flat of a three floor building which has a london or valley roof with two pitched tiled surfaces draining into a central Valley gutter which empties into a central downpipe at the back.

The gutter is currently leaking (not a major leak) but enough to stain our ceiling and I worry about the roof timbers rotting too.

The underlying problem is due to some movement or settlement in the building or just a 'slumping' of the roof which means the gutter no longer drains properly and there is some puddling of water in it.

The gutter was originally lined with what I think is felt (probably should have been lead). That felt has been overpainted with some sort of setting compound (presumably because the felt started leaking). That compound has now cracked and presumably that is where the water is getting though.

I know that the proper solution is to line the gutter with lead and better still, make sure the gutter has the correct gradient for proper drainage. However, we have to negotiate this with the freeholder and other leasees so I'm looking for a temporary fix to get it watertight and then we can get the ball rolling with negotiations.

What could I use to seal up the gutter temporarily and where do I get it from?

I have access via a hatch if you are wondering.

check out the terms of your lease you may be able to order the works yourself if damage is being caused to your own leasehold.
